Development Update – Bozeat

With us waving goodbye to Westmere, our commercial team have been busy working on our planning application for the former Nene Milling site in Bozeat, Northamptonshire.

Following exceptionally constructive dialogue with the local authority, we were overjoyed to receive planning permission for the development late in 2023, and we are now working through pre-commencement conditions.

Preliminary works have since commenced, and we anticipate the first phase to be released for sale from Autumn 2024.

Comprising of 40 superior new build homes, our Bozeat development will also bring a new village hall to the area, giving something back to the community for years to come!

On 3rd March 2023, we were delighted to officially open the play area at our Westmere development in Willingham. To mark the occasion, some of our wonderful residents and tradespersons joined our site manager to cut the ribbon and have some fun.

When it comes to moving house, especially to a new build, there are so many questions that pop-up throughout the journey.

We would like to offer some inspiration and offer a few tips on where you could start.

How To Make A House A Home

Step One – What do we unpack first?

On moving day, you may have the help of friends & family or organised the services of a removals firm, there is one thing you are unable to escape from… a mountain of boxes to unpack.

Depending on how you have packed your possessions from your previous home, unpacking everything could be a nightmare or a piece of cake. So having boxes clearly labelled ahead of time can be a life saver, you can then mark an ‘essentials’ box with all you could need that first day – a change of clothes for everyone (for at home and work), toiletries, towels, the kettle, and some tea/coffee.

Next, it is best to go room by room, ideally starting with the bedrooms, bathrooms & kitchen to make sure you have everything you need from the get-go. Remember, you will not need to do everything right away & moving into a Brampton Valley Home means we will have ensured the house is clean and tidy before you move in.

Please remember that the first 7 says are crucial for reporting any and all defects to us, taking photos wherever possible and using the list supplied in your homeowner file. Following your settling in visit, we will only be responsible for damage rather than any future defects you may notice.

Step Two – How can we personalise our living spaces?

There are certain rooms within a house that you spend the most time in, these are usually the living/family room & bedroom. Making these spaces comfortable, cosy & relaxing are important, whether you be an adult, teenager, or child.

Everyone has their own personality and preferences in colour & families sometimes have certain elements they like to have as a staple in the home. You could bring this with you during the move or maybe find a new one for the new house and order it to be delivered to your new address, if it arrives before you’ve moved in, please don’t worry as our amazing site team will look after this for you in a safe place until you arrive.

You can buy new cushions, bedding & photos or even find that signature scent that you all love to give you an at home feel when you get home after a long day at work. The most popular scents are vanilla, lavender & citrus, but you might decide to go seasonal, the choice really is yours.

Step Three – How can we help our pet/s to settle in?

We are a nation of animal lovers and settling in any pet, no matter how large or small, can be a huge concern for any family.

Luckily, there are a whole host of professional sources you can lean on Including Cats Protection who offer advice from bringing a familiar bed, blanket & toy with them in addition to transporting their litter tray to ensure the new home smells like their former place.

Dogs also don’t react well to a sudden and (to them) unexpected change according to Blue Cross so maintaining routines, keeping your canine companion exercised & asking a friend or family member to look after them during moving day is a key part of easing them through the process and reducing any anxiety they might experience. You can also purchase Adaptil for dogs & Feliway for cats to fill the house with soothing pheromones so the following days of activity will be less stressful, this can be plugged in near their safe space to give them the full benefit.

Step Four – What can we do for the long term?

After the first few weeks, you might potentially begin to think about how to customise your home and garden over the next few years. Experts tell us the key to this is simply “don’t rush!.”

If you want to get creative, you could create a mood board fore each room to plan your colour scheme, paint, furniture & accessories. This could also be a fun item to frame and hang on the wall when you’re done! Government Energy Performance Certificate data (EPC) has discovered that a majority of new build homes in England are significantly more energy efficient that their older counterparts.

The House Builders Federation have completed some research into this subject and they have successfully identified that approximately 84% of newly constructed houses achieved an EPC rating of B or above, whereas less than 4% of existing properties reached the same level of efficiency. To summarise, this means that homeowners of new build homes collectively reduce their carbon emissions by a staggering 500,00 tonnes per year, which equates to estimated savings of £500 million across the board.

For a single household, these figures might make you wonder how this will impact you? Reports advise that the average saving per home averages at around £2,000 per year, in comparison to an average of £3,570 for older properties. When looking at new-build houses though, this figure increases again to £2,600 per annum instead of smaller homes like flats, maisonettes, or bungalows.

On 15th June 2022, our government introduced rules to guarantee all new homes constructed in England use less energy and also produce less carbon emissions. The goal of the Future Homes Standard is to reduce CO2 emissions made by new homes by 75% to 80% by 2025 (only two years away). This means that all new builds will be drastically more efficient than their predecessors and will lead to a larger saving on your energy bills.

At the end of October, the team were delighted to successfully handover the keys to our 100th new build home. Our wonderful customers used Help to Buy to purchase their first ever dream home and everyone cannot wait to see how the house Is made a home.

We are overjoyed to see everyone move into our luxury new build homes, and we will not be stopping there.  The Brampton Valley Homes team are pushing forward full steam ahead with our November & December completions in anticipation of an amazing 2023.

October has been a busy month for our site team at our Furlong Heights new build development in Lavendon Buckinghamshire.

A majority of the preliminary groundwork has now been completed & we are delighted to announce that the first bricks have been laid on one of the plots so work can now really commence.

We cannot thank our amazing site manager enough for his dedication to the Brampton Valley vision and our wonderful Sales & Customer Care manager was on-site to celebrate the occasion.

Sales information for this development is scheduled to be released in January 2023 and we cannot wait to see how these homes come to life.

STAMP DUTY 2022 UPDATE

Stamp Duty 2022 Update

From October 2022, changes to Stamp Duty Land Tax (SDLT) will be implemented as announced by the Government on Friday 23rd September 2022. These changes will affect all residential sales in the United Kingdom.

These changes mean that there will be considerable savings which will have a positive significant impact on every first-time buyer!

These changes include:

  1. Stamp Duty will not need to be paid until you reach the £250,000 (doubled from £125,000) limit, this is an average 5% saving, depending on the total cost of the home you are buying.

Example

You are purchasing a house for £440,000 in October 2022. The SDLT due will be calculated as follows:

  • 0% on the initial £250,000 = £0
  • 5% on the remaining £190,000 = £9,500
  • Total SDLT = £9,500
  1. If you are a first-time buyer, the threshold has been raised from £300,000 to £425,000. If the cost of the property is over £625,000 you unfortunately cannot claim the relief.

Example

You are a first-time buyer and purchase a residential property for £550,000. The SDLT owed will be calculated as follows:

  • 0% on the first £425,000 = £0
  • 5% on the remaining £125,000 = £6,250
  • Total SDLT = £6,250

Overall, these changes mean that everyone that buys a residential home as of 23rd September 2022 stands to make a significant saving on their Stamp Duty Land Tax.
